New Beginnings Below the Border

No Spanish necessary.

To live in Los Zacatitos.

Paradise awaits in Santa Cruz de Los Zacatitos, a growing community of Americans, Canadians and global expats making their new home in the southern frontier. Since the community’s inception some thirty years ago, the tight-knit community of Los Zacatitos has banded together to maintain their charm and independence in the face of a growing Los Cabos. Here in Zacatitos, only forty-five minutes from the hustle-and-bustle of Cabo San Lucas and thirty minutes from the vibrant, artistic town of San Jose del Cabo, residents live off-the-grid. All homes are powered entirely by solar, and water is delivered via truck at a rate of 1500 pesos ($74USD) per 10,000 liters.

At night, the lights of the houses dim and the air is quiet save for the occasional cry of a donkey, allowing for some beautiful stargazing. There is no light or sound pollution here. There is a lone restaurant, Zac’s Bar and Grill, and a newly-opened convenience store that imports both local products and specialty U.S. brands. Just enough to satisfy your daily needs without the headaches associated with city living.

The residents here are a colorful mix: Americans, Canadians, Europeans and a few wealthier Mexicans. Many are retirees, but the 21st century has ushered in a new demographic of digital nomads who enjoy the lower cost of living below the border while earning an American or Canadian paycheck.

Or… To invest.

In the words of Mark Twain: Buy land, they’re not making it anymore.
These words are particularly important in the Los Cabos area which, beginning in the turn of the millenium, has seen unprecedented growth in the value of both land and property. The pandemic saw some stabilization in property markets; the calm before a storm of further investment, most predict, as Los Cabos continues to define itself as the premier destination for American and Canadian tourists over Cancun, Acapulco, and other hotspots that once topped the charts.

While holding onto the property, one can enjoy a steady stream of income from AirBnBs as the growing Los Zacatitos community boasts world-class surfing, fishing and vacationing just a stone’s throw from the gaudy hotels of the city. And an AirBnB wouldn’t preclude one’s own stay; the two bedrooms on the top floor can be rented separately from the downstairs, with separate entranceways and amenities allowing for uninterrupted bliss. In fact, the property’s sale is admittedly reluctant - the owners are only selling to support their son and newest grandchild over the pond in England.

Don’t take it from me. Read for yourself about the sharp growth in property values in recent years. In Los Zacatitos in particular, the recent addition of a convenience store marks the further growth the community will experience.
